Meet Andrew

A local dad, a property investor and a broker who tells it how it is.

I’m Andrew. The Sunshine Coast is where my family and I call home, and where we’re raising our children. Before I started franklenn FINANCE, I spent years learning property the practical way: buying, holding and financing investment properties across New South Wales and Queensland.

Those years taught me what banks don’t always explain: how one loan affects the next, why structure matters as much as the rate, and how much clearer decisions feel when someone simply tells you the truth. That is the service I wanted to offer.

Through a leading national aggregator I can access a panel of 40+ lenders, from the major banks to specialist lenders. You get the choice of a large network with the attention of a local adviser.

Who we help

Every stage of the property journey.

Our niche is simple: helping Australians make better property and lending decisions, whether this is your first home or your fifth property.

  • First home buyers

Turning savings, grants and a little family help into your first set of keys.

  • Growing families

Upgrading for space, a yard or the right school, without stretching too thin.

  • Renovators

Using your equity to turn the home you have into the home you want.

  • Property investors

Building a portfolio with structures that keep your next purchase possible.

  • Refinancers

Making sure your loan is still competitive, not just convenient.

  • Self-employed

Finding the lenders who understand how business income really works.

How it works

A clear process, from the first chat to well beyond settlement.

  1. 01

    Discovery call

A relaxed 20–30 minute chat about your goals, your situation and what is possible. Free, with no obligation.

  2. 02

    Straight answers

We work out your borrowing power, upfront costs and options, and explain them in plain English, including the trade-offs.

  3. 03

    Smarter lending

We compare 40+ lenders, recommend a loan structure that fits, and handle the application from start to finish.

  4. 04

    Settlement and beyond

Settlement isn’t the finish line. Every six months we review your loan to make sure it’s still the right fit. Often it will be. But if your goals or plans have changed, whether that’s a renovation, a growing family or a new direction, we’re here to adjust things so your loan keeps working for you.

What Is Equity?

Equity is the difference between what your property is worth and what you still owe on it. If your home is valued at $865,000 and your loan balance is $412,300, you have $452,700 in equity. You usually can't borrow against all of it, though. Most lenders will lend up to 80% of the property's value without lenders mortgage insurance (LMI), so your usable equity is that 80% figure minus your current loan, and you still need to pass the lender's serviceability test to access it.

How Much Deposit Do I Need?

Most lenders prefer a 20% deposit, which lets you avoid lenders mortgage insurance (LMI), but many people buy with 5% to 10%. With a smaller deposit you will usually pay LMI unless you qualify for an exemption or a government scheme such as the federal 5% Deposit Scheme. On top of the deposit, budget for stamp duty (if it applies), legal fees, inspections and loan costs. The right deposit balances getting into the market sooner against borrowing more.

Borrowing Capacity Explained

Your borrowing capacity is the maximum a lender is willing to lend you, based on whether you could still afford the repayments if interest rates rose. Lenders look at your income, living expenses, existing debts, credit card limits and number of dependants, then test repayments at an assessment rate usually around 3% above the actual rate. Different lenders use different calculators, so the amount you can borrow can vary noticeably from one lender to the next.

When Should You Refinance?

It's worth looking at refinancing when you can get a meaningfully lower rate or better features, when a fixed rate is about to end, when your property value or income has improved, or when you need to restructure or access equity. The test is simple: do the savings or benefits outweigh the costs of switching, such as discharge fees and any break costs, within a reasonable time? A review every year or two is a good habit, even if you end up staying put.

Investing on the Sunshine Coast

The Sunshine Coast can suit property investors because of population growth, lifestyle appeal and a strong infrastructure pipeline, but results depend on the suburb, property type and how you structure your loan. Long-term rentals, holiday lets and new builds each carry different risks, and lenders assess them differently. Work out the real cash flow after all costs, keep a buffer, and choose a loan structure that suits your goals before you buy.

Offset vs Redraw

An offset account is a transaction account linked to your home loan, where the balance reduces the amount you pay interest on. A redraw facility lets you take back extra repayments you have made into the loan. Both can save the same amount of interest, but an offset keeps your money separate and easier to access, while redraw money is part of the loan. The difference matters most if you might later turn your home into an investment property.
