Property Investment Loans · Our specialty

Investment lending from someone who has done it.

I hold investment properties in NSW and Queensland, so I know the excitement of a first investment purchase and the frustration of hitting a borrowing wall. Good investment lending is less about the next loan and more about setting up your structure so the loan after that is still possible.

What you need to know

Property Investment Loans, explained.

01

Portfolio growth

Each purchase changes how lenders see the next one. We plan a sequence across lenders, so you don’t get locked into one bank’s policy or run out of borrowing power earlier than you need to.

02

Equity strategies

Accessing equity through separate loan splits, not cross-collateralised securities, keeps your portfolio flexible. We help you release equity cleanly, keep investment and personal debt separate, and keep your records tidy for your accountant.

03

Investment structures

Interest-only or principal-and-interest, offset accounts and loan splits all affect cash flow and tax deductibility. We work alongside your accountant so the lending supports the ownership structure they recommend, whether that is personal names, a company or a trust.

04

Serviceability

Lenders assess rental income, buffers and existing debts differently. Some shade rent by 20% or more, and some use your actual repayments while others use a notional rate. Knowing which lender sees you most favourably can be the difference between a yes and a no.
