First Home Buyers

Your first home, without the guesswork.

Buying your first home is a big step, and the rules around deposits, grants and lender fees can feel like they were written to confuse. We take you through each one, set out your options honestly, and help you get to "sold" with a loan that suits your life.

What you need to know

First Home Buyers, explained.

01

Deposit requirements

Many lenders want 20% to avoid lenders mortgage insurance, but plenty of buyers get into the market with 5–10%. We show you what your savings can actually buy, what the purchase costs on top of the deposit look like, and how lenders view gifted money and genuine savings.

02

Government schemes

The federal 5% Deposit Scheme, First Home Owner Grants and state stamp duty concessions can save you tens of thousands. Eligibility and price caps change, so we check what applies to you at the time you buy and fit the schemes together properly.

03

Guarantor loans

A family member can use equity in their own home to guarantee part of your loan. It can remove the need for LMI and a large deposit, but it carries real risk for the guarantor. We explain both sides plainly so the whole family can decide with clear eyes.

04

Pre-approvals

Pre-approval tells you how much a lender is likely to lend, and it lets you bid or make offers with confidence. We match you to a lender whose policy fits your income and situation before you start house-hunting, so there are no nasty surprises after you sign a contract.

05

Lenders mortgage insurance (LMI)

LMI protects the lender, not you, but it is often what makes an early purchase possible. We show you the real cost, whether it can be added to the loan, and when waiting to save more makes sense and when it doesn’t.
